Phase 0
Technical Pre-Lease Review
- Building technical specifications review and notes
- Collecting all client requirements and based on them Preparation of Preliminary layouts – up to 3 revisions
- Landlord’s contribution – review and negotiation recommendations
Phase 1
Pre-fit out works Project Management
- Design Management – architectural, interior design and MEP design (HVAC, Electrical, WSS)
- Preparation of Preliminary Budget, Preliminary Schedule of works and deliveries
- Tender procedure for general contractor and subcontractors if it is needed, procurement of materials and services
- Preparation of comparisons of all received proposals
Phase 2
Fit-Out Project Management
- On-site technical supervision with quality and quantity assurance, schedule reviews and optimization
- Cost management including budget tracking and possible optimizations
- Coordination between all parties in the construction and delivering process
- Project status reporting
Phase 3
Project Closeout
- Handover inspection, preparation of snag list and tracking of improvements
- Handover of project documentation with project closeout report
